Centers, a Socially Responsible Real Estate Investment Company, Purchases
its Second Dallas-Based Apartment Building
(CSRwire) LOS ANGELES, CA. - January 6, 2009 - Learning Links
Centers, LLC(R) (LLC), a socially responsible Southern California based real
estate investment company purchased its second building in Dallas, Texas.
Real Estate entrepreneurs and LLC co-founders Joe Killinger and George Pino
announced today their acquisition of the "The Madeline," a 14 acre, 292 unit
apartment complex located at 9855 Shadow Way, Dallas, Texas 75243, further
expanding its concept of Socially Responsible Entrepreneurship.
In the next month LLC will conduct extensive interior renovations on the
units and common areas and will begin an in-depth marketing campaign to
rebrand the development and increase the occupancy rate from 41% to 100%. At
full occupancy, LLC estimates 100 new children will be involved with the
tutoring and mentoring program. To meet the program's demand, LLC will staff
the Resource Room with at least four new teachers supported by approximately
six assistants.
"The Resource Room will be conveniently located on the property for school
age children to get excellent one-on-one personal attention in addition to,
and outside of school," said Killinger. "We also try to supplement their
every day education by working with key partnerships with local business,
such as banks to open savings accounts for the kids and to educate them on
basic money management and life skills."
"Based on the immediate success in occupancy with our first Dallas building,
we anticipate similar results with this new purchase," said Pino. "Each time
we implement the program in a new building, we see the community stabilize
and come together to help us improve the neighborhood."
Through its expertise in the real estate business, LLC acquires, refurbishes
and manages apartment buildings in targeted neighborhoods, setting aside a
percentage of the residential units for accredited school teachers.
Additionally, they renovate one unit in the development to serve as a
Resource Room, equipped with computers, Internet service, educational
software, and books and games. In exchange for a reduction in rent, the
school teachers tutor the children that reside in the building a few hours a
day, four days a week. The Resource Rooms offer a safe environment away from
negative influences, where the children can study without distractions.
The owners of LLC also created a non-profit organization called Education
Advantage Foundation (EAF) to oversee the Resource Rooms. EAF's goal is to
promote higher education by providing scholarships and no-cost after-school
mentoring and tutoring programs to students. Working in conjunction with
LLC, EAF organizes, promotes and supervises the after-school programs as
well as life enrichment events for the children involved in the program. EAF
raises funds for scholarships and life enrichment programs through grants,
and fundraising events. EAF's celebrity spokesperson, comedian/actor Rob
Corddry, is hosting the next fundraising event, a Celebrity Basketball Game,
on Tuesday, January 13th, 2009 at Beverly Hills High School.
LLC currently owns and operates five buildings in Baldwin Village,
California in addition to the two developments in Dallas, Texas. Through the
added incentive of educational opportunities, the buildings become desirable
destinations for renters which minimizes vacancy, rental default and
vandalism rates, thereby helping to improve community standards. Students
participating in LLC/EAF programs range from kindergarten to the 12th grade.
